The Real Estate Center Report on the Texas Gulf Coast The Tierra Grande (ISSN 1070-0234) is published quarterly by the Real Estate Center at Texas A&M University, College Station, Texas Texas Coast experiences an increase in popularity attracting new developments in the area due to the many activities offered and its affordability. The Real Estate Center’s magazine, Tierra Grande, has published an article regarding the Texas Gulf Coast region. Bryan Pope, the article’s author, talks about the increase in popularity the region is experiencing, new developments in the area, affordability and challenges that coastal communities are faced with.
As stated in the article, “earlier this year, Texas was proclaimed the second most popular retirement spot in the country by the North Carolina Center for Creative Retirement. The state attracted 6.8 percent of America’s migrating retirees in 2005.” In 2008, the first wave of baby boomers will retire and the number of retirees seeking homes in Texas is expected to rise from that year forward. Developers and restaurant chains have caught a whiff of what’s about to happen on the Texas Coast. Pope says, “To say the abundance of developers along the coast is evident would be an understatement. Visit just about any beach community, and chances are you’ll see brand-new hotels and condo towers sprouting among the weathered gift shops, not to mention restaurant franchise staples such as Chili’s and Joe’s Crab Shack sitting alongside local seafood and Tex-Mex holes in-the-wall.”
Texas Coast properties have a lot to offer those looking to retire in warmer climates or just looking for a vacation home. Sunnier skies, water, sand, boating, and fishing are just a few of the activities available in our coastal communities and buyers are finding they can have it all for a very affordable price.
Compared to the other coasts in the nation, the Texas Gulf Coast has some of the most affordable waterfront properties available. As Tom Goodman, principal broker with Coldwell Banker Goodman Associates in South Padre Island, says, “Comparatively speaking, Texas is a bargain.”
While property owners are aware of the risks of hurricanes in the area, this has not deterred them from purchasing their home. Insurance costs and even availability are an issue when deciding to purchase a coastal property. Beach erosion is another challenge being faced by community leaders, who are trying to come up with different ways of restoring sand dunes in each area. Despite the challenges, the area has truly been “discovered.” What has been named the last frontier in regards to beachfront development is now being looked at by future retirees, second home buyers, developers and restaurant chains.
